And are the plans to start construction still in place for late 2008 or early 2009? I know other developments are now offering some deals on their exsisting inventories. Thank you for your comments.

, on 04-07-2008 11:40 Regarding infrastructure: a good deal of work has been done since March to improve drainage along the existing dirt road through the property, through the canyon and along the creek that runs from the top of the mountain to the ocean. Much of this work is of a temporary nature until permanent paving and drainage systems are built. We anticipate the commencement of construction on permanent infrastructure and the first phase of homes in late 2008 or early 2009.

, on 20-06-2008 12:34 I was going over the comments on the Destino link at PruBaja and thought I’d take a moment to update you on what we’re doing at this point.
First a little background. This project was born “Ventanas al Mar”, a single family home development. The initial idea was to build $800,000+ homes overlooking the ocean. As the market “normalized” from what had been a speculative “feeding frenzy”, it became apparent that the demand for a community solely of million dollar homes was not deep enough to sustain the project. With that in mind, the owners gathered a team of advisors including Prudential Northern Baja and RNM Design of Newport Beach and completely redesigned the project. The development was re-christened Destino (Resort Villages) to indicate there had been a change in vision.
The property is currently owned free and clear. I believe the investment in the property to date is in the neighborhood of $40 million. The owners are looking for a development partner that can supply two ingredients: capital to commence construction and carry the project forward, and the expertise to manage construction and future development. The owners have two offers they are considering; the first from one of the largest homebuilders in Mexico, and the second from a multi-purpose development company located in the U.S. I believe we will see a partnership within the next 90 days. This is a very complex project and having the construction management team involved as an investor has great advantages when it comes to quality and cost control. If they are successful in their negotiations, I think we will see construction start within another 4-6 months. Both investors like the layout and design of the homes and community so we don’t anticipate large changes. Construction times will be shorter than we had expected with Destino’s original contractors, so although we are getting a later start we anticipate deliveries by the end of 2009.
In the mean time, here at the showroom we are still “grooming the slopes”, so to speak, gathering refundable reservation deposits from people who are interested in owning property here; people with a little patience, mind you. The reservation process is a great way to leverage a position in selecting homes once they are released for sale.

I could never imagined they would build something of this magnitude over there. My husband and I are regular Ensenada visitors and we always pass by the site's showroom, we finally did stop as it's quite easy to miss it. It's just a few miles after Salsipuedes going South on the Rosarito - Ensenada scenic road on your right hand of course.
